Gas heating is a complex system that is subject to high temperatures, pressure and mechanical wear. To ensure that the efficiency of your condensing boiler remains as high as you expect throughout its service life, you should adhere precisely to the maintenance intervals for a gas heating system.
Three reasons for regular maintenance

Gas systems must be checked regularly for leaks. For safe operation, all components must be checked regularly for wear. But even if safety is not compromised, defective, worn parts or incorrect settings have an effect on efficiency and consumption. If you have your boiler checked regularly, you can be sure that the gas condensing boiler really does work as economically as it can.
It can also happen that the heater continues to work despite a malfunction and you may not even notice that there is a problem. This often results in unnecessary extra consumption and increased wear of individual parts. Over time, this can result in damage that is significantly more expensive than the cost of annual maintenance. Maintenance according to the manufacturer’s specifications is also important for a gas heater in order to obtain warranty claims.
What is part of the maintenance of a gas heating system?
When the maintenance date comes for the gas heating system, the boiler deserves the most attention. This starts with reading out the heating controller. Error codes and the number of burner starts and operating hours give important indications of defects or unfavourable setting of the heating control. A relay test is also carried out via the control unit and the intact circuit is checked.
This is followed by the mechanical steps, which make up most of the maintenance work for a gas heater. The heat exchanger must be cleaned and the condensate drain flushed. An important step, if a gas heater has been subjected to maintenance and then reassembled, is the gas and water tightness test.
Finally, ignition and monitoring devices and seals are tested and worn parts are replaced. The exhaust gas measurement follows at the end. Finally, the attentive installer will also check the function of the expansion tank.
The date for heating maintenance is of course outside the heating period and should ideally be scheduled at the end of summer. Then the system is ideally prepared to be put back into operation.
For gas heating, maintenance intervals voluntary or according to regulations?
It is often read that an annual inspection for gas heaters is required by law. However, although maintenance plays an important role in the operational safety of gas heating systems, it is controversial, even among experts, to what extent such a rule is really mandatory.
According to EnEV, maintenance is a legal obligation for gas heating systems. The corresponding passage can be found in EnEV §11 Abs 3: “Systems and equipment for heating, cooling and ventilation as well as hot water supply must be properly operated by the operator. Components with a significant influence on the efficiency of such systems must be regularly serviced and maintained by the operator. For maintenance and servicing, expert knowledge is required. The expert is the person who possesses the specialist knowledge and skills required for maintenance and servicing.” However, the maintenance interval is left open.
On the other hand, the technical rules for gas installations speak of a maintenance interval of one year or according to manufacturer specifications. Compliance with TRGI is a prerequisite if you enter into a gas supply contract. The question of whether this also results in a legal obligation to carry out maintenance for the gas heating system every year is, however, a question that can occupy lawyers for longer.
Questions of liability rarely play a role anyway. Much more frequent in practice are avoidable damage to the heating system and unnecessarily high consumption due to inadequate maintenance. It is therefore in the self-interest of every heating operator to adhere to the manufacturer’s specifications in order to obtain warranty claims and to use the system for a long time and under the best conditions.
Maintenance costs for gas heaters
The average cost of maintaining a gas heating system is between 160 and 200 euros. When the maintenance date for gas heating is approaching, there are no serious differences between the small 15 kW boiler and a heating system with 50 kW output in a two-family or apartment building. The routine work steps are the same and the effort is therefore almost identical. The maintenance costs of floor heating systems in apartment buildings can be lower.
Depending on the agreement, tenants or owners pay for the maintenance of the gas heating in the rental relationship. A maintenance contract makes it easier for you to find an annual appointment and gives you price security. Often the conclusion of such a contract is also the prerequisite to be able to make use of extended warranty services.
